Team Summary - Maintenance: At Pan American Properties, Inc., our Roving Maintenance Technicians are responsible for responding to the needs of our community residents and clients. They perform routine and general maintenance repairs to resolve existing concerns, and work diligently to apply preventive measures to minimize the risk of future problems. Job Summary – Roving Maintenance Technician: We are seeking skilled Maintenance Technicians at all levels to join our team. Whether you're an entry-level technician just starting in the field or a seasoned pro with advanced technical expertise, we have a place for you. Our Maintenance Technicians play a critical role in ensuring the operational efficiency, safety, and aesthetics of our facilities. You'll work on a wide range of tasks from basic repairs to complex maintenance projects, contributing to the comfort and satisfaction of our residents and clients.
Duties/Responsibilities: The following essential functions are typical for this position. Incumbents may not perform all of the listed functions and/or may be required to perform additional or different functions from those below, to address business needs and changing business practices. Note that NOT ALL OF THE BELOW ARE REQUIRED - if you have a strong work ethic, experience in general labor or a particular technical skill, and general knowledge of maintenance/constructions/tools/repairs, please still apply! General Maintenance and Repairs - Perform a variety of general maintenance tasks including painting, carpentry, lock repair/replacement, and structural repairs.
- Conduct mechanical repairs on appliances and equipment such as dishwashers, hot water tanks, and refrigeration units.
- Assist in site preparation, including setting up scaffolding, mixing concrete, and removing debris.
Technical Skills - Plumbing: Carry out plumbing tasks ranging from basic to advanced, including installing fixtures, repairing leaks, and maintaining plumbing systems.
- Electrical: Execute electrical repairs and installations, including wiring, replacing switches, and performing advanced panel work.
- Carpentry and Construction: Engage in carpentry tasks from assembling furniture to advanced structural repairs and custom cabinetry.
- Concrete Work: Plan and execute concrete projects, including forming, pouring, and finishing for structural and aesthetic purposes.
Preventative and Proactive Maintenance - Implement preventative maintenance measures to extend the life of facility components and minimize equipment breakdowns.
- Inspect and diagnose maintenance issues, escalating complex repairs as necessary.
Work Order and Time Management - Complete daily work orders efficiently and according to company standards, ensuring timely and effective solutions to maintenance requests.
- Manage inventory of repair supplies and equipment, ensuring availability for all tasks.
Work Order and Time Management - Maintain safety as the highest priority by adhering to all safety and health regulations.
- Utilize tools and machinery safely, following all relevant procedures and standards.
Leadership and Mentorship (For Higher Level Techs)- Lead and mentor junior maintenance technicians, providing guidance, training, and support.
- Manage and execute complex maintenance projects, ensuring timely and cost-effective delivery.
- Oversee external contractors to ensure that outsourced work meets company standards.
Service Excellence - Demonstrate a commitment to customer service, ensuring high-quality maintenance and repair work.

Minimum Requirements: - Related Work Experience:
- Previous experience in a labor-intensive role can be beneficial but is not always required for Level 1 technicians who have acquired essential knowledge/know-how through other means.
- Growth mindset and willingness to learn in lieu of previous experience is acceptable
- The more developed your previous related work experience is, the higher level of technician you will be ranked at and higher pay levels as well
- Communication:
- Must be able to speak, write, and understand basic conversational English
- Ability to speak and hear/generally communicate effectively with team members, tenants/community members and other members of our communities/organization
- Education and Certifications:
- No specific educational requirements. However, a high school diploma or equivalent may be preferred.
- Transportation, Licensure, and Vehicle Insurance:
- Possession of personal transportation vehicle, including a valid California driver’s license and valid proof of insurance
- Availability:
- Must generally be available Monday – Friday, between the hours of 8am – 4:30pm (8 Hours Per Day)
- Work Authorization:
- Must be fully authorized to work in the United States without the requirement of employer sponsorship
- Technical Proficiency:
- Proficient in using a variety of hand and power tools, with a focus on safety and efficiency
Physical Requirements - This position requires sufficient physical strength and stamina, good eye-hand-coordination, and more including the ability to:
- Physically and legally operate a vehicle daily, at various points throughout each work day
- Frequently sit, stand, climb stairs and ladders, squatting/kneeling, push, pull, reach above shoulder
- Frequently utilize fine motor skills (use of hands/fingers) to grasp, grip, turn (tools and equipment)
- Frequently lift (up to 50 pounds; occasional team lifts of 100 lbs. or more)
- Frequently use vision/eyes, including the ability to assess via, close vision, distance vision, color vision, depth perception and ability to focus
- Frequently required to speak and hear to an adequate level to ensure safety
- Ability to work in various weather conditions including:
- Ability to reasonably sustain exposure to indoor and outdoor weather conditions which may include exposure to hot, cold, windy, and/or rainy weather conditions
- Potential exposure to dust, noise, and hazardous materials
